A bold new vision is in the Midtown-Bryant Park neighborhood of Manhattan. Casoni introduces a new tier of tailored luxury living for those seeking modern sophistication in the heart of New York City. The 70-story curvilinear champagne colored glass tower offers 311 residential units, ranging from studios to three-bedrooms, the largest number of new ground-up rental and condominium units in the area. Casoni, at 989 Sixth Avenue, also brings a rare curved shape to Manhattan, which will add a new silhouette to the City’s breathtaking skyline. Sales and rentals are set to begin at the start of 2026.
Developer Jack Yadidi, of Sioni, described the project with passion, “Casoni is not just a new building. It embodies everything the Yadidi family stands for: beauty with purpose, innovation with integrity, and bold ideas brought to life through a hands-on, personal approach.”
Inspired by the Italian word “casone,” traditionally used for grand villas, the name Casoni reflects the building’s emphasis on timeless craftsmanship, elegance, and purposeful design.
Living Spaces Rooted in Luxury
Casoni offers refined interiors with stately stonework, elegant millwork, and the latest smart-home features. Residents can enjoy expansive terraces and balconies with views over Manhattan and to the Hudson. Two full floors are dedicated to wellness and fitness with a total of 25,000 square feet, indoor and outdoor, of cutting-edge amenities including gyms, pool, playroom, co-working, and event space. Casoni prioritizes comfort, health, and community.
A Fashion-Forward Neighborhood

Set in a district known for its enduring style legacy, Casoni embraces the Garment District’s international fashion roots, just steps from the iconic Bryant Park. Louis Adler, Co-CEO and Founder of REAL New York, the marketing and sales firm representing Casoni, remarked, “Casoni redefines what’s possible in Midtown. As the first of its kind in the neighborhood, it introduces a new standard while reshaping the skyline with elegance. Thoughtfully crafted by Sioni Group, its clean, curved silhouette pays homage to the area’s fashion-forward spirit. For the first time, Casoni delivers a true trophy property at the heart of a neighborhood in the midst of transformation.”
A Sculptural Landmark with Purpose
At first glance, Casoni’s champagne-hued, curving silhouette distinguishes it as an architectural standout. Its cylindrical form, a rarity in Manhattan, takes full advantage of its prominent corner lot, allowing for a graceful, sweeping shape. The façade showcases a refined interplay of European-engineered glass, aluminum panels, and precision-crafted metal cladding. Elegantly curved balconies wrap the northeast corner and crown the upper floors, enhancing both visual appeal and natural light and airflow while offering unparalleled views of Manhattan, including front-row vistas of the Empire State Building and the surrounding skyline.
The sculptural entrance podium, with its organic lines and subtle curves, creates a respectful dialogue with the adjacent landmarked Gotham Hall, constructed between 1922 and 1924 as the Greenwich Savings Bank. Leaning toward the historic 1920s neoclassical grandeur, Casoni’s entrance pays homage to the City’s past architecture while inviting the eye to take in its own 21st-century modern form.
Where Architecture Meets Innovation
Working alongside Dan Sehic, AIA, of C3D Architecture, Sioni embraced every constraint as an opportunity for innovation. The tower’s mechanical systems presented a challenging opportunity for more technical creativity.
Sehic explained the heating and cooling systems required exterior placements, which could have disrupted the sleek appearance of the glass curtain wall. A solution was devised as Sioni Group worked with Masha Dinaburg, P.E., LEED A.P., Associate Principal at MGE and her Mechanical Engineering team, the Structural Engineering team with Ryan Dow from McNamara Salvia, and C3D Architects.
The result: the first-of-its-kind mechanical louvers that maintain an uninterrupted glass aesthetic without compromising functionality. The mechanical louvres are not only sleek and minimal, but they also hold a new vertical exterior lighting system.
Ray Yadidi noted the detailed effort behind the exterior lighting design, “After collaborating with structural engineers, lighting consultants, and facade manufacturers, we developed vertical linear fixtures integrated into the building’s louvers. Sensors adjust the brightness based on the natural light, creating a living rhythm from sunrise into nightfall.”

Brothers Ray and Jack Yadidi, of Sioni Group, and their partners, AB and Sons, are proud to have created a new sleek, modern building that has raised the bar on high-end living and has brought a new iconic silhouette to New York City.
For Sioni Group’s family-driven approach, this tower is a legacy project for three generations. There is exceptional dedication to every detail that merges innovation with heartfelt intention and modern design. To open in 2026, Casoni will mark a new chapter in luxury living in the center of Manhattan.
